The association is committed to maintaining and investing in resident homes. In order to do this, we appointed KHT Services to carry out a Stock Condition Survey of the association's properties at the end of 2008.
The stock condition survey was carried out on a percentage of homes across the seven boroughs in which we work. From the survey, it gave us a representative sample on the condition of kitchens, bathrooms, windows, cavity and loft insulation, and central heating. This information combined with historical data was copied across the areas to give an overall picture.The survey has identified what works are required to ensure that the Associations properties meets the needs of residents and meets the Governments Decent Home Standard by 2010.
The survey has also developed a new 5-year cyclical external painting programme based on geographical area.
Inside the Renewal Programme Brochure, you will find anticipated dates for work to be carried out to your property; however, it is important to recognise some flexibility in this. During 2009, the association will continue to build upon the information we have to develop the programme further and survey resident's homes. This may mean that some works may be completed earlier or later than anticipated.
Please note, if in recent years your home has received major work such as a kitchen or bathroom, you will not be included in the forth-coming programme.
Also, we may find at some properties work does not need to be carried out due to items such as bathrooms or kitchens having a greater than envisaged life expectancy. If this is the case, the date of work will be scheduled into a future programme at a later date.
If your property is scheduled for improvement works in 2009/10, we will if we have not already, be visiting your home between May 2009 and October 2009 to carry out a survey. Following this survey the information will be collected and you will be informed of the planned start date.
